Pet Policy
1. Approval Required
No pets are permitted on the Premises without the prior written consent of the Landlord. Approval, if granted, shall be for specific pets only, and the Tenant may not substitute or add pets without obtaining additional written approval from the Landlord.
2. Service and Emotional Support Animals
Nothing in this policy shall be construed to restrict the rights of Tenants or applicants under the Fair Housing Act, Florida Statutes Chapter 413, or other applicable laws regarding service animals or emotional support animals. Such animals are not considered “pets” for the purposes of this policy, but reasonable documentation and compliance with applicable rules may be required.

5. Renter’s Insurance Requirement for Pet Owners
Any Tenant approved to have a pet must maintain a valid renter’s insurance policy that includes coverage for pet-related damages and liability for the duration of the tenancy. Proof of such insurance shall be provided to the Landlord prior to the pet being brought onto the Premises and renewed annually. Tenants with pets may not waive the renter’s insurance requirement under any circumstances.
6. Damage and Liability
Any damage caused by pets, including but not limited to chewing, scratching, urination, excessive shedding, odor removal, or infestation (fleas, ticks, etc.), shall be repaired or remedied at the Tenant’s expense. These costs may be deducted from the security deposit and/or billed directly to the Tenant.
7. Revocation of Pet Privileges
If the Tenant violates any terms of this policy, the Landlord may require immediate removal of the pet(s) from the Premises and/or pursue termination of the tenancy as permitted by law.
